Searching for homes on your own can be fun but can also be time-consuming. Personally, I’m not against a client doing research for themselves if their agent is also involved in the search process as well. Home Searching apps and websites are widely available, and agents have to acknowledge the fact that some buyers have become more self-reliant when it comes to searching for a house. To avoid any possible issues, there always needs to be an open line of communication so everyone involved is on the same page.
With all these applications readily available for everyone to begin searching for properties on a phone, tablet, or computer, you still need to physically see the property, right? Contracts still need to be put together. You need to go through negotiations, inspections, as well as the escrow process. Whether you’re on the buying or selling side of a transaction, an agent that is by YOUR side will look after your own best interest at heart. Everyone’s situation can and will be different whether you’re buying or selling. As a result, having access to a trustworthy agent should give you peace of mind, knowing that they will provide convenience and transparency throughout the search process and transaction period.
I love to think of a real estate agent as a guide. One who guides their clients throughout the process and provides useful transparent information that needs to be said. One of the more important aspects for potential buyers and sellers, is understanding the current market. Is it a cold market, is it a hot market? Am i eligible to buy right now? Are you trying to get a handle of a fair price for a specific property you’re interested in? Based upon the current market, what would be the best strategy to get our offer accepted? Are you looking to sell, but not sure of your properties worth in the current market, and need a look at neighborhood level comps? How fast are homes currently selling? As you can see, whether you’re a buyer or seller, questions need to be asked and answered. It’s not as simple as putting pen to paper on an offer, but it’s understanding what your current situation is and how to proceed forward. This is where we act as a guide and look out for your best interest.
We also need to be mindful of the current state of real estate, in terms of searching and buying a home. Many sellers are requiring buyers to be pre-approved prior to making an appointment, to limit the amount of people who enter their home. As you can see, there’s much more of a process involved nowadays, compared to walking through an open house on a random weekend. For buyers, things may seem a bit more complicated and less convenient for the showing process than before, which may be true. However, that does not mean you can’t have accessibility to a new listing you may want to see.
Final Thoughts
Simply put, working with an agent in today’s climate cannot be overlooked. Having an agent by your side to act as a guide, can help streamline the buying process and avoid any potential issues. Most importantly, you have someone representing YOU! From showing appointments to contracts & negotiations, you’ve got someone with your best interests in mind.
