Personally I’m not against a client doing research for themselves, as long as their agent is also involved in the search process as well. Home Searching apps and websites are widely available and agents have to acknowledge the fact that some buyers have become more self reliant when it comes to searching for a house. To avoid any possible issues, there always needs to be an open line of communication so everyone involved is on the same page. 

With all these applications readily available for everyone to begin searching for properties on a phone, tablet or computer, you still need to physically see the property, right? Contracts still need to be put together. You need to go through negotiations, inspections, as well as the escrow process. Whether you’re on the buying or selling side of a transaction, an agent that is by YOUR side will look after your own best interest at heart. Everyone’s situation can and will be different whether you’re buying or selling. As a result, having access to a trustworthy agent should give you peace of mind, knowing that they will provide convenience and transparency throughout the search process and transaction period.

As you can see, whether you’re a buyer or seller, questions need to be asked and answered. It’s not as simple as putting pen to paper on an offer, but it’s understanding what your current situation is and how to proceed forward. We also need to be mindful of the current state of real estate, in terms of searching and buying a home. Open houses, as popular as they are, are currently no longer a viable legal option due to Covid. It may be that way for some time, as there is no definitive time frame for them to return. Currently the only way to be able to view a property, is to have an agent represent you and set up showing appointments. Once appointments are set, both the buying agent and prospective clients will need to sign a legal document prior to entry. Some sellers are even requiring that buyers be pre-approved prior to even making an appointment, to limit the amount of people who enter their home. As you can see, there’s much more of a process involved nowadays, compared to walking through an open house on a random weekend. For buyers, things may seem a bit more complicated and less convenient for the showing process than before, which may be true. However, that does not mean you can’t have accessibility to a new listing you may want to see.
