As a licensed Associate Broker for over 35 years, he has experience in single-family subdivision development, property management, custom home building, project management of 100-unit multi-family acquisition and renovation, and had his own consulting company specializing in pre-development entitlement services.

Land is characterized by what can be built on it or used for. The use of the land and the government zoning may be two different things. Knowledge of the different types of land and the legality of the uses is essential when dealing with a Land transaction.


There are many different types of sub-categories of Land. Hobby Farms, Transportation, Timberland, Ranchettes, and Rural Residential are just a few. These all have different concerns and may overlap with residential and commercial specialties.


Agricultural land is used for the growing and harvesting of crops and livestock. These are things like ranches, farms and pastures


This type of land is designated for businesses, warehouses, shops and any other infrastructures related to commerce. This type of land is commonly used for office buildings, restaurants, shops and other businesses. And while commercial land usually doesn’t take up much space, it’s critical to the economy of a community.


This land is specifically for enjoyment of people to use. This is most often used by by communities to provide playgrounds, athletic fields, open spaces, and parks. These add to the attraction of a community in recruiting new residences and visitors. Many cities have stipulations for new developments to provide a community park in relation to the amount of homes to be developed. Private land may be for recreation such has hunting, fishing, or off-road vehicle sports.


The purpose of residential land is to build homes. This could mean mobile homes, single family homes or even apartment complexes. Depending on the local area, the status of the market and the type of residences you plan on building, you’ll need to consider other things such as the accessibility to the property, the proximity to local amenities, the local schools, crime rate, etc. Other restrictions may include the size of the building, the minimum lot size, or how close buildings on your lot can be to each other
