A luxury home is one that is valued within the top 10% of properties on the local market. Luxury homes tend to be considerable in size, located in optimal areas, constructed and finished with high-end materials and designed with uncommon architectural details and exceptional amenities.
Apples and Oranges
Luxury and Residential Real Estate is similar to saying, “It’s like Apples and Oranges.” Apples and Oranges are both categorized as fruit, but they are completely different from each other. Luxury and Residential are both categories which deal with primary residences, however the presentation, client demographic, and strategic plan is vastly different.
There is an assumption that Luxury is just a description in regards to the price point, but is treated and marketed similar to any other residential listing. By definition, Luxury homes are a residence, however, the difference between the marketing of a Luxury home and a Residential home is as different as the marketing of a mobile home and a strip mall.
Several times we have watched as homes that meet the Luxury criteria are listed by Residential agents only to sit on the market for an extended time because the exposure of the home is the same as what is done for a Residential home. This costs the seller a lot of time and money. Unfortunately, many sellers are not aware that there is a distinct difference when working with Luxury home buyers and sellers.
